Good evening guys and gals, I have finally completed the majority of the engineering work and have approval for 100 1/2 acre homesites on a former golf course a few hundred yards from the campus of Western Carolina University in Cullowhee, North Carolina. As in many places there is a dire need for Single family workforce and professional housing, here is no exception. Water and sewer is on property. The roads and infrastructure are ready to be put in but until I sell it, have a deep financial partner that can do all hundred homes to sell and/or rent I’m hesitant to put in infrastructure because it’s limited at that point. Also a big plus this is in the federal opportunity zone, so capital improvements over a ten-year period yield zero tax liability when sold. This is by far one of the best deals in the market in one of the most desirable locations, next to a university with 10,000+ students, and a shortage of housing. If you need to buy something for tax purposes this is definitely for you, I own it free and clear so should you need to park funds somewhere PM me and we can get started. Homes in the area that can be found or selling $300 per square foot up to $500 per square foot! Too much to discuss here, give me a shout if you want to talk about it. Would not rule out a partial Aircraft trade obviously. 4.5M. That’s only approx 55k per lot when infrastructure put in. Sell, Partial Trades, can sell LLC that owns as well! Decided to develop and build houses on the property. huge need for housing next to the university. Looking for investor! Depending on investor can build all for rent, mainly professionals, faculty, staff etc. can build and sell a portion and keep a portion to rent for residual income. PROPERTY IS IN FEDERAL OPPORTUNITY ZONE! Huge tax benefits when/if sold. PM if interested.
