Lot #38 for sale in Duchy Airpark (near Chapel Hill, NC). This beautiful 1.14AC lot was chosen by the developer as he had purchased it for himself and planned on relocating there someday. I was able to acquire this choice lot from the developer and had a dream of building my own home on it, however, my plans have changed and I'm moving in a different direction, and unfortunately for me, it is now available for sale, but I have high hopes that someone else may enjoy it! The asking price is now $59,999.00 or possible trade (full or partial) for Porsche or boat, or whatever asset you have of similar valueBeautiful, private airpark in North Carolina’s popular Research Triangle Park area 4-year old 3500’ x 45’ paved runway (5NC5) Gated, meticulously-maintained community with 3 acre pond 1.2 acre lot for sale located on highest area of the airpark, overlooking the runway approach and pond Partially wooded lot, underground natural gas/electric/cable tv utilities Approved for on-site well water Approved/perked for on-site septic system Duchy Airpark (5NC5) Information Approach Aid: No Average Lot Size: 1 acre to 2 acres Currently Based Aircraft: 10 Building Restrictions: Yes Electricity: Yes Elevation: 650 Fuel: No Identifier: 5NC5 Lights: No Maintenance of Field: No Natural Gas: Yes Number of Lots: 40 Obstructions: No Owner Association: Yes Ownership: Private Runway Length: 3500 Runway Surface: Paved with asphalt Sewer Type: Septic Tie Downs: No User Fees: No Use Type: Private Water Type: Well Year Opened: 2006 HOA Dues: $1450/yr (increased to $1835 in 2018) Property Taxes: approx $677/yr (Just re-assessed in 2017, so anticipating a reduction in taxes) Duchy Plat Plans: (see docs below) All dues, taxes, and one-time runway assessment fee are paid-in-full. I have put forth a request to the membership to have the max gross weight increased since the purpose of that rule was really about noise abatement and not about weight.

I'm confused: House under construction elsewhere in the development or on the subject piece of property?

Updated the previous post to clarify. Real estate in the Raleigh area is starting to boom once again. It was tough to get construction loans in several of the previous years, not so much any more. The challenge today is finding a builder that can fit you in their busy schedule. I tinkered with building a spec home on the property, but was advised against the risk, particularly with an airpark property, where selections on hangar door size and height may prohibit a certain type plane. I'd hate to build something where someone loved it but their T-bone or motor glider wouldn't fit in the hangar.
