Not far from there is Coopers in Llano, Texas…some of the best BBQ I’ve ever had. That was a decade ago, hopefully it’s still just as good. Beautiful property, good luck (to your neighbor) with the sale.

I tried *really* hard to get my wife to go for building and living at Silver Wings, but the drive to the HEB was longer than she liked.
Outstanding airpark. Before I made my decision to buy here at Silver Wings over eight years ago I had looked at other air parks. It didn't take long to realize that I was never going to find one with a runway like this. As you point out, it was built to Dept. of Defense specs and easily able to accommodate a C130, which was the criteria. Legend has it that around 1990 the DOD approached a local ranch owner (Friedrich) and told him that they wanted to lease XXX number of acres for him for $$$$$$/year. He wouldn't be told what they were using the land for, there would be high fences installed, but any and all improvements would be his at the end of the lease. He looked at the amount and it didn't take but a moment for him to agree when he compared that to trying to run cattle on the land. The Air Force used it to test drones and once the project was complete he found out that he now owned a large hangar, a couple of homes and an amazing 3800' x 80' runway built up on a excavated base that must have cost millions. Over the next few years he created the neighborhood and sold lots. The inside lots, one of which I own, facing the runway are each 4 acres. The perimeter lots are very special, 50+ acres, ag exemption, ranch living, yet you are a minute or two from your hangar and the runway, that no air park developer could have ever afforded to build to those same specs. (The home for sale mentioned here is lot 28 and their hangar is on Hangar Row XX. I'm at midfield on lot 19)
Attachment: Silver Wings lot map.jpeg Regarding your wife's impression, the first time anyone drives out here, after passing exotic game behind fences along the way, it feels to them like they are distant from any form of civilization (which was appealing to me). However, I am only 18 miles from the new HEB in Kerrville (or 12nm, if only I could just talk them into putting in a runway adjacent), 17 miles from Walmart and about the same from Lowes and Home Depot. I'm 24 miles from the HEB in Fredericksburg. It takes me and hour, ten minutes if I want to go to San Antonio and about an hour and a half from Austin.

They keep a couple of courtesy vans at the airport in Llano (KAQO) which usually has the cheapest fuel in the area. I bought our Bonanza from a couple at Silver Wings. At the time, they had done a chip seal on the runway/taxiways and there were a lot of loose stones. Hope they have re-sealed it since.

We've been to TS36 a couple of times, including an overnight stay in a hangar apartment on the field. Walked the taxiway at dusk, savoring the minutes of twilight, .... waved at the neighbors as we walked. Not a place for Arnie. I thought the distance from town was fine..... it buys a lot of peace and quiet and away from the tourists. IF you want a Texas Hill country location, it would merit a serious look-see. SWMBO'ed won't move that far from the grandchildren or I'd be looking. Leldon

Hope they have re-sealed it since. The runway at Silver Wings has never been treated with chip seal. It was recently re-sealed and striped and looks fantastic. There was a product used on the taxiways that did not hold up well during the freeze we had a few years ago. That has since been handled and looks good as well. All of this work was done and paid for out of the HOA reserves and no special assessment was needed.

Maybe 10 years ago a friend was in charge of getting some instrument approaches (2?) for a private airstrip. IIRC…it was in excess of $125,000 if they used a private company and did some of the grunt work themselves. Over $200K if the FAA developed them. Someone with better info please correct me on current costs. Leldon .
