I have a building lot in Bryson City, NC, overlooking Great Smoky Mountains National Park. Make a great vacation home Air B&B, bug out locations etc. I can also build a house for you on the property. Attached is some homes I built in last two years. Homes range in price 500-550K. Lot is at end of road for privacy and perched atop a ridge line. Last lot available. Would take A36, B36TC, F33A, Baron, Saratoga, Malibu, 182T, possibly others in trade for lot. Depending on value of plane I can add $ plus lot. Let me know if you have questions. PM me for plans for building lot, too large to upload. Will have timber frame portions.
Lot is cleared, excavated, well and septic already installed. Lot is wooded, no grass to mow.
Property is close to Cherokee, NC, Harrahs Casino, Nantahala Outdoor Center, National Park View, Gatlinburg TN, Tsali Mountain Biking, Nantahala National Forest.
Two airports are 30 min away, KRHP (Western Carolina Regional) (5,500 ft runway) 1A5 Macon County Airport (5,000 ft runway)
ASHEVILLE airport KAVL is 1 hr drive.

Stunning view! My wife told me to buy property in Virginia near Bryce Resort in 2018/2019 and I declined because of the military veteran/retiree pass deals from Vail when they bought 3 PA resorts. Since 2019 the price of that property has doubled and has stayed high even through the high interest rates. I could have sold it and bought a nice older 182 or old TravelAir and put it on leaseback with the local school. ...because you can't fly a house.

I agree, sometimes you got to do what you got do to get back in the air. Probably not the smartest move trading an appreciating asset for a depreciating asset and in the long run the house will outpaced the aircraft for sure, financially speaking.

Plan is approximately 2000 Sq ft. This plan on view lot will sell for 300-325 sq ft.

Agreed related to assets. I can't fly the house to Key West with a flying friend when it's not in use on the weekends!
That will be a gorgeous home if someone builds it there. I tried to convince SWMBO to sell our house and move to WV, NC or TN. She's not quite there yet.

What are you asking for the lot? How bad was that area hit with Helene ? Any landslides/mudslides/road blockages?

We were not hit at all in Bryson city. Everything was in Asheville to the east north and south. For the lot with it being excavated, Road in, well and septic already installed the lot is 250 K. The value would be trade a plane, or purchase the lot and let me build the house for cost plus. You would easily have up to 100 K an instant equity There are very few private locations close to town with a view available. The cost to build a house usually includes excavation, gravel, well, septic, as well as some other cost. I have already incurred and completed many of those items, Plus I have a propane tank and Electric is already installed at the site. The value of the lot is more without a house on it. Once a home is built on it that value will be transferred to the home and the $300 a square foot and up. If I do not get any takers soon I will probably go ahead and build a house sell it and then buy a plane. I would list it at 595K that is right at $300 a square foot. Todd, there are quite a few variables, it would be best for us to have a conversation about what you would want, basement finished or unfinished. How much stonework, Timber Frame etc. short answer, all the other houses that I built, pictured above, sold for $300 a square foot or more. Being that I am looking for another airplane I can certainly make it a much slimmer margin. Give me a call at your convenience.
