Western North Carolina sub division, plan drawn and going through rezoning now. A huge shortage of housing, (60) single Family, (88) town homes, (288)beds student rental, 120 market rate rentals, Town Center/commercial with 90 rental unit sales above. Former 9 hole golf course, 1/4 mile from Western Carolina University, walking distance. Going thru rezoning. Still time to alter plan. This property is in the Economic opportunity zone, huge tax advantage set to expire Dec 2019 for the initial purchase. I am looking to keep some market rate rentals and sell the remainder, or will sell all. This is absolutely the best deal in the US at this time. WCU deficit in all types of housing will swallow all these units and want more. Property is debt free, looking to sell all/part, or possibly look for funding partner. Current rates per bed are 650-900, depending on type of unit. You can do the math, huge rental income potential. The university is 300-500 short and will be so for several years. All engineering completed until time to do each phase.

With the high density of the plan a partial or full conservation easement, has 5000 feet of creek flowing through it also, is possible if you need to offset other large gains from other projects. I will email PDF of plan if interested. May take turbo prop, meridian, TBM Pilatus, in partial trade, other aircraft will be considered. Price to walk away is 10M. If I keep certain rental sites 6-8M purchase options. PM if interested and would like to discuss further.
