I currently have one corporate style hangar for re-sale in Ormond Beach, FL. This hangar was built in 2023. The owner has NEVER kept his airplane in this hangar and has decided to pass it on. The hangar right beside of this hangar “which is identical to this hangar” sold within the last 30 days for almost $900,000. Of the 10 hangars that were built in phase I of this project, two of them have re-sold and both sold within a week of coming on the market.
The hangar is 3,900 sq ft and is 65W X 60D and it is ADA compliant.
It has an air conditioned flight planning offices and air conditioned ADA compliant bathroom with a full shower and a large storage closet. It has reserved parking spaces for the use of your guests or customers or feel free to drive right up to the front of and pull into your own hangar. (The full length of Taxi Way Charlie is a non movement area so vehicles, golf carts etc. are welcome to move about freely, always yielding to taxing aircraft of course)
The hangar has a Higher Power Hydraulic Hangar Doors that is 60W X 18H, clear span opening. It also has a rear entrance roll up garage door with an electric opener and a private driveway that can park three additional vehicles, as well as front entrance - pass through door with sidewalks running the complete length of the hangars. It extensive high bay LED lighting. Additionally, you have your own private ramp area which is in excess of 4,000 sq ft. It has R-19 insulation in the ceilings and R-11 in the walls, including the demising walls. Side walls have 5/8 commercial drywall with R-11 between hangars. The flight planning room built out is also insulated with R-11. The hangar has a built in remotely switched 7,880 CFW high wall exhaust fan with a louver in the front hangar door sized to provide cross flow ventilation with a velocity of approximately 2,000 CFM. The hangar has its own hose bib so you can wash your airplane right in front of your own hangar. The ramp slope is just under 2% and drains into a 4” drop drain with grating that runs the full length of the ramp. The hangar has 200 AMP single phase electric service already installed with MANY power receptacles throughout the hangar. The taxi way has recessed LED lighting between taxi way Charlie and the private ramps.
This hangar is located right on Taxi Way Charlie which is in excellent condition and is only 350 ft from the run up area of RWY 27 and are approximately 4,500 ft from the run up area of RWY 9. If you are not familiar with KOMN we have an additional paved runway, RWY 17 - 35 that has a published length of just over 3,700 ft in length and is 100 ft wide. As of this time taxi ways Delta and Foxtrot have been totally replaced in the last 18 months. Unlike many airports in more densely populated areas KOMN has an outstanding safety record as we are bordered to the west by I-95 and to the east with
US - 1 and many additional safe areas to conduct emergency landings should that situation ever arise.
We also WELCOME aviation related businesses and the hangar currently has FBO status. As per State of Florida law, these hangars are part of a condominium association so you can rest assured that your are safe that any investment that you may make in any long term business venture in one of this hangar is protected because the hangar will always be maintained in excellent cosmetic condition and repair. The hangars, private ramps as well as the surrounding private common areas are clean, attractive, well manicured, and are guaranteed always to be maintained in that fashion.
We also currently have in excess of 30,000 sq ft of land that borders the hangar that we already have all infrastructure including the NPDES - storm water run off permit, electricity, site drainage, public water and sewer in place on that we will either offer a long term ground lease on or will gladly “Build To Suit”. “Aviation related businesses only, please”.
