I have a .75 acre parcel for lease at KOMN (Ormond Beach, FL). It is located on Hangar Way and is adjacent to the helicopter pad and less than 500 ft from the runway. It can be taxied to “for the right project”. I would like to build to suit for a long term lease tenant. I will also build to sell with a leasehold deed on the property with 50 years available on the lease. I will do a long term property only lease. I will rent it out short term. Need a security fence, I will fence it although it is already behind a secure gate with a key pad or swipe card. We strongly prefer aviation use only although we will consider other uses such as office, FEMA storage, manufacturing, office, or ???? It could also be a corporate hangar location. The NPDES and storm water run off permits are already in place, also the site drainage is in place. The swell that you see in pic. #1 is part of the storm water run off but is not included in the 3/4 acre. There is a perfectly level 3/4 acre pad NOT counting the storm water run off or retention areas. FUEL storage is allowed on site as long as meets the normal EPA compliance requirements and other required standards.
CADEX as applicable is already in place. The lot has very minimal set back for building and zero set back for parking. We do have a 30 ft max building height on this parcel.
