If you have an interest in hangaring your aircraft at
Brainard Airport, Hartford, CT, here is an upcoming opportunity.
There are five hangar rows at the south end of the field. The northernmost 3 are T-hangars, of which a few have become available.
The hangars are owned by the Connecticut Aviation Authority (CAA). They currently rent for $435/month. The hangars need paint, new roofs, some concrete work, etc. The CAA and the hangar tenants association have come to an agreement to address these issues, which requires the association to fund the work, in exchange for a 10 year lease with two 5 year extensions (subject to the approval of both parties). The one-time assessment per hangar is roughly $22K. There is also a provision for rental rate increases every three years based on CPI.
The opportunity is to buy in to the association, pay the one-time $22K assessment, and have use of the space for 20 years (this includes the right to sublet) . Alternatively, any unoccupied hangars will be offered for sale at market rate once the refurbishment is complete. While hangar sale price data is limited, estimates are T-hangars in this area start at $50K.
A commitment to this offer is required, in writing, by December 15, 2025. The $22K assessment will be due in mid-to late-spring 2026, with work commencing in late-spring and expected to take 2-3 months to complete.
