How do you get to the $1.6mm figure? Is it a multiple of earnings? Value of assets? What's the logic?

I'm not arguing whether this is or is not an appropriate price - I'm simply curious about the pricing process.

Fair question. Roughly speaking, asset value plus a relatively small amount of blue sky for an up and running business and control of a good lease.
