Thanks for the clarification. That one had me scratching my head.
The heater AD is in compliance - just not by virtue of the pressure decay test being done!!

The pressurization system on the 340 is similar to the Aerostar (with a recent mod kit done) where you can bypass the intercoolers for incoming cabin air.
That provides quite a bit of heat to the cabin.
A number of Aerostar owners that have that mod don't use their heaters much if at all.

What's the status of the exhaust AD's? (Every 12 years, correct?)
I sat in a 340 today, and boy does it fit. I'm in the market for a twin and having a hard time justifying buying something else.

That is: remove exhaust, send out to certified exhaust facility for inspection / repair / replacement. If you buy new exhausts, it would probably be $16-$20k. Inspect and replace as required was maybe $7k for me a few years ago. (Price covered both sides.) The other parts of the AD are every 50 hours (visual inspection), every year (remove tailpipe, inspect / pressurize system and leak check), and every 500 hours (engine beam inspection). If you are on top of all those, there shouldn't be big surprises every 12 years.

The correct thing to do is repair inoperative items, especially if you are trying to sell. Now, I'm wondering what other items are inoperative/not repaired. It makes it seem as if the owner didn't perform necessary maintenance. That would scare me away from buying.

I could find snags on most any 91 hobby pilot plane
Just adjust offer price and carry on
Finding a plane with no snags, man, I can find snags on factory new stuff lol

What is the process then if the plane fails the AD inspection? Does the entire exhaust system need to be replaced or other repairs?

We picked up a 421 a few years ago where the exhaust was just beyond the 12 yr AD limit. Elected to just replace the entire exhaust. Right around $7k in parts. Prices may have gone up since then. I figure the exhaust AD as a fixed expense on the order of $1k/year.

They have gone up quite a bit since then. Just the two Wye's are almost $5000 in Ram's last catalog posted online.
If you want a really good explaination of the AD, Jimmy of Jimmy's World just did a video with Tony Saxman discussing the history and compliance on the 421C that I previously managed. Start at 1:04:40 in this video on Youtube:
