Great opportunity to fly a very nice plane at a reasonable cost. The plane is based out of Mooresville, NC at 14A, Lake Norman Airpark. There is very limited hangar space at the airport and a huge waiting list. This plane has been hangared there since we bought it.

I bought in 8 years ago and at that time the partnership was 15 years old. It's an excellent group with zero problems. Online scheduling is easy to see what's available and you can book right on your mobile device.

Purchase price for 1/4 share is $100,000
Aircraft: 2006 G2 GTS SR22.
Airframe: 2,800 TT
Engine: 250 SMO
Propeller: 250 SMO
We recently had our engine rebuilt rather than a remanufactured engine.
Chute pack done in 2016 (10 year intervals)
Line cutters replaced approximately 1 year ago
TKS (non FIKI)
Dual GNS 430s WAAS
DFC90 digital auto pilot upgrade. Shoots approaches "on a rail".
TAWS (terrain alert warning system)
Traffic
XM weather
Pretty much every option available in 2006
Useful Load 1,039
No A/C but it has the optional blower that pumps outside air into the cabin while on the ground.

Hangared at 14A Lake Norman Airpark 3,000 paved runway with lights and an RNAV approach. On field maintenance and self serve fuel.

For $300 per month you can have access to a very nice plane that can fly for 4 plus hours at 170 knots. Insurance, hangar, annual expenses are all paid from the monthly fee. Hours flown are billed at $65 per hour to cover oil changes, maintenance, annual and reserves. Reserve balance is currently $8,000 and that's with open checkbook maintenance with regular oil changes. The annual was just completed 12-2023.

$400K seems about right to me. Values have risen in the last couple of years due in part to the very high cost of a new SR22, often $1.2 - $1.3m, and a long lead time.

The R9 platform, while impressive, was not widely accepted and has maintenance support challenges. When I bought my 2006 SR22 in 2012, I was checked out in a SR22 R9 system for insurance purposes, but decided I wanted a conventional Avidyne PFD/MFD with dual 430 WAAS nav / coms, so that is what I bought.

I still have the same plane but in 2019 upgraded the panel to include GTN 750, GTN 650 GTX 345R, 35C audio panel and DFC 90 digital A/P. My plane is not for sale, but if I were to market it, it would be north of $400k.

Yes it does rotate. The hangar has two turn tables in it with 12 aircraft.

Like I mentioned in the ad, getting a hangar in this airpark is extremely difficult.

The plane is easily worth 360-380K ($90,000-$95,000 1/4 share). Factor in a fractional ownership LLC that has been time tested for over 2 decades, a hangar at an airport that there simply are no hangar spaces, new engine, new prop, new annual and $8,000 in reserves. If you can't see 5-10k in value then I invite you to buy a similar plane, start an LLC, pay an attorney to draft and record the documents, find 3 other partners, find a hangar near Mooresville and recoup $300,000 so that you only have $100,000 in 1/4 share. It's impossible.

When I bought into the plane I didn't have, and I couldn't afford, a $400,000 airplane. My budget was $100,000 which wouldn't buy a plane as nice as this one.

Does that make sense?

First, I am not trying to be what you called me. That’s not the language I use here.
Second, read my posts and you will see that’s not my MO, ever. I try to be transparent, inquisitive, and helpful when I can and learn a lot here.

That was a genuine inquiry and trying to understand the market for a product I know a lot about. As it's a forum, well it may not have come across that way. I won't respond in kind and use the same language.

So, if you took offense to my question, I apologize. If you want me to feel bad about asking the question here, Sorry I won’t. I’ve learned to much here by reading debates (except for Chip and Mike C. <<<< insert tongue and cheek..... ). If you feel that you need to defend your position, that is up to you and will either improve or reduce how people see the value of what you’re selling.

I wish you luck in the sale, they are great birds, and I loved both of mine.

Sal’s questions and comments are a net positive for the sale because they open dialogue and bring attention to the offering.

We’ve learned that the answer to the first question is “no.” The bulk of the price is the asset on the balance sheet. The remainder is the turn-key structure of the LLC partnership, its reserves and cash flows, and the hangar leasehold that supports and protects the asset.

From the second comment, we know this offering materially differs from the comparison.

The marketplace and seller will decide on the final price. In the meantime, it seems the seller is doing a great job representing and supporting his sale.

What's stomping? It is basically the posting of a comment that negatively impacts the original poster's advertisement. It can often relate to the quality of the item or the price.
