This is starting to get off topic, but...
Travis, you need to be careful before investing in rental property if you expect to get a full tax write-off for it. If your property qualifies as "passive activity" (and most rental properties do), then any losses you realize annually are generally not deductible but carry forward to be used to offset any future net income. Potentially, you might never realize all of your actual expenses as a taxable benefit.
In a former life, I was a tax accountant with alot of high-income clients. They never understood that concept but thought that if they generated a taxable loss on their "passive activity" properties, that it would be 100% tax-deductible.
So, in my case, I have to be pretty careful in how I allocate my travel expenses so as to maximize my taxable benefits.

I have all my maintenance done locally by the A&P who runs our FBO at KETN. His name is Bode Zietz and he has been working on planes of mine for about 15 years. He does an unbelievable job and does it all "by the book".
I've seen quite a bit of poor A&P work from owners who've become dissatisfied with their mechanic and brought their plane in to Bode to have a look. From that, I've seen the work of other A&P shops who overlook alot of the little things that can make for "unsafe" flying.
Bode is a straight-shooter and goes the extra mile to make sure everything is working properly. I recently had a nagging oil leak that I couldn't pin-point and asked Bode to take a look. He ended up replacing ALL the gaskets seals in the engine and did a complete oil change at the same time. Total cost...$471.34! I questioned him about whether he had undercharged me, and he just smiled and said he was glad it was fixed. Can you ask Bode if he wants to move to NC? I was literally charged $375 for oil change not too long ago.
Welcome aboard Cameron Nice ride!! Wade with your skills, an oil change ought to be a simple thing--seriously. I know that time vs task it is probably not very productiive, but we know you take a very pro-active view to flying, and a simple oil change is an easy way to get under the hood and know a little more about what is going on with your airplane. Good therapy too.

PL Peter, I work with the understanding that I am really good at what I do and give A&P's credit for being good at what they do. Unfortunately, I have learned that when some of these mechanics see me (or any other plane owner) coming, they see $$$ signs. I find this very objectionable. So, I am going to agree with you and will do exactly what you suggest. I will begin to do some this work myself, not so much to try to save a buck but I can not accept their attitude. I think I can do it well, especially oil change. Sorry for the digression. Back to the original subject......
